Post-Closure Deterioration
With the pub closed, boarded-up and now fenced off, deterioration of the fabric is an increasing concern.
There has been evidence of break-ins and vandalism. Since the digging of the trial pits and the resulting dilapidated state of the grounds, the whole place looks much more vulnerable. The original security fence to the front was inadequate but this was eventually made more secure. By 22 February 2008 additional security fencing was added to the rear of the garden. The following is a log of the evidence of deterioration that is visible from outside the security fence.

22 January 2008 (Roof)
Reports that three Yorkshire stone slabs have been removed (presumably stolen) from the roof of the older rear part of the building (this roof looks to be in good condition).
No attempt has been made by Chartford Homes to prevent water penetration through this hole.
24 February 2008 (Water)
Reports that water is collecting on the patio by the front door and running down the steps and across the carpark. The quantity and distribution of water suggested a leaking/overflowing water pipe, possibly at or about roof level. It was also noted that the the stonework of the right hand facet of the right hand bay window was wet at low level (where it juts out below the window).
27 February 2008: A dry morning, the water had crossed the carpark and was collecting on Ings Lane - clearly a water leak. Reported to Yorkshire Water who subsequently turned off the supply.
30 February 2008: The patio and steps had dried out.
Note that the middle third of the front wall of the building is currently still damp, this may be the result of a weeping (and possibly blocked) gutter - needs monitoring.
28 February 2008 (Lead)
Reliable report of clear evidence of lead theft in the immediate area. No evidence (yet) that the Summercross has been the target but the valley roof is extremely vulnerable.
Please be vigilant and look out for any missing lead!
